Job Description:
Incumbent functions as the specialist in electrical building systems maintenance, both preventive and corrective. Incumbent’s duties involve electrical engineering as practiced in the design and management of a preventive and corrective maintenance program for large, advanced state-of-the-art, office buildings. Primary electrical focus is on controls & fire protection systems.
Job Responsibilities:
- Incumbent is responsible for developing and implementing methods and procedures for the efficient and economical maintenance (preventive and corrective) of building systems, as well as ensuring that the Building Quality Improvement (BQI) programs are compatible with the building design parameters.
- Performs studies to determine new methods of using existing or new technologies which improve building systems and provides better customer services.
- Identifies required maintenance actions based on a thorough knowledge and understanding of the various systems, equipment, and components and how they operate. Manufacturer recommendations are used as a guide, but the incumbent must base maintenance action decisions on measurements and calculations taken in the field and prior in-depth experience.
Job Requirements:
- Ability to develop electrical designs, pneumatic and electronic controls, operation sequence, and electrical ladder diagrams and specifications, as well as equipment sizing and arrangement. Ability to read and interpret diagrams, contracts, and test procedures. Ability to present ideas clearly and convincingly, orally and in writing. Ability to analyze and evaluate cost benefit, and make impartial decisions based on factual data. Ability to prepare reports, graphs, and other technical data utilizing statistical methods. Ability to lay out work for craftspeople. Ability to work well with people at all levels of other organizations, private individuals, and private companies. Ability to schedule craft work and resolve interface complexities between crafts to maintain schedules. Ability to prepare and present reports for management on budgetary requirements, work force loading, analysis of cost, and budget forecasting.
Qualification & Experience:
- Bachelor’s degree in Electrical engineering or comparable related engineering discipline. Experience in preventive maintenance, corrective maintenance and a wide knowledge of various mechanical and electrical components and systems.
