Job Description:

As the Asset Manager you will be responsible for leasing activity along with identifying and pursuing new commercial opportunities across TfL’s commercial estate (Industrial and Office), in order to maximise revenue within the TfL asset portfolio. You will take responsibility for delivering maximised revenue from the marketing, negotiation and leasing of commercial premises from initial inception through to execution, working closely with Commercial Asset Management and Property Management teams to draw on their close working relationships with the operating businesses to facilitate project delivery.

You will be responsible for developing and presenting appropriate business cases, influencing and collaborating with senior managers across the business along with motivating and managing external parties involved in the marketing and delivery processes.

Job Responsibilities:

  • Manage relationships with new and existing 3rd parties, ensuring a joined-up approach across functions and teams within Commercial Asset Management and Property Management
  • You will lead resolution required in respect of contract management queries, liaising and negotiating with TfL staff and contractor representatives
  • You will lead by example, inspiring other colleagues at all levels to recognise and activate appropriate revenue development activities in line with TfL’s overarching strategy, promoting a culture of commerciality and proactive development of new opportunities.
  • You will manage the leasing process for a range of commercial premises (Industrial and Office) assets from inception to lease completion to ensure occupancy levels are maintained and revenue targets are achieved.
  • Project management of a portfolio of smaller pan-TfL commercial refurbishment and repositioning projects related to commercial premises (Industrial and Office). This will include all requirements involved in project/outcome definition, planning the project life cycle and anticipating possible issues
  • Compile reports on category performance (financial and non-financial), benchmarking and sector analysis, reporting of results and forecasts within agreed timescales
  • You will develop appropriate business cases, in relation to category initiatives, working closely with Senior Commercial Asset Managers to carry out scheme design, investment appraisal and preparation of necessary papers for governance sign-off

Job Requirements:

  • MRICS, minimum 2 years post qualification experience
  • Experience of the marketing, negotiation, and leasing of commercial premises (Industrial and Office) to achieve performance targets.
  • Degree level qualification preferably in a real estate related discipline,
  • Experience of overcoming constraints and organisational complexity in order to deliver results.
  • Experience in effective contract management, including risk management and continuous focus on business direction.
  • Knowledge of commercial premises (Industrial and Office) property sectors including market trends, property characteristics and occupier requirements
  • Prior experience in Asset Management, Commercial Leasing activity and/or Landlord & Tenant activities
